THE PERFECT CONDO: My client had been looking for a 2 bedroom, 2 bath condo in the Capitol Hill area for a few months when this listing came on the market. He knew right away it was the perfect place and wanted to make an aggressive offer to ensure he would win in a multiple offer situation. The condo had been on the market for only one day and the sellers were not waiting to review offers.
OFFER STRATEGY: We had access to a pre-inspection report and the resale certificate to review ahead of time so those contingencies could be waived. The lender prepared a pre-approval letter and called the Sellers Agent to personally explain the credit worthiness of my client and reassure the Sellers Agent that he would close the loan on time. We reviewed the Seller Disclosure paperwork and waived the right to review it for 3 days, we also waived the 10 day Information Verification Period. Our offer showed the sellers that by accepting it, the buyer was committed to closing on the property.
ABOVE AND BEYOND: My client decided that he would pay additional funds if the condo didn’t appraise at the price he offered. This is very desirable for a Seller because they don’t have to worry if there is a low appraisal, it’s covered and they won’t have to renegotiate the price.
PRESENTATION OF THE OFFER: I met the Sellers Agent personally to hand deliver the offer. I was able to answer her questions and make sure our offer aligned with what the Sellers were looking for.

THE RESULT: My client purchased the perfect property and as a first time home buyer he was happy with the location and unobstructed views of Lake Union. We discussed the strategy to win in a multiple offer situation ahead of time and so he was able to make quick decisions and he understood the contingencies he needed to waive in order to be competitive. The condo appraised at the purchase price and he didn’t need to bring additional funds to close! He was completely happy with his new home purchase and the process it took to find and win against other buyers!
