Always have your home inspected before you list it for sale! If someone is willing to make a huge investment to buy your home they need to verify it’s a good decision. There were several surprises that we discovered from the home inspection report but we had time to assess and fix the “deal breakers” and “major problems”! It would have been hard for buyers to work through those issues in a timely manner and could have caused the deal to fall through. Even if you fix the problems after the fact nervous buyers may be hesitant to close on the home. Having the information ahead of time can seal the deal to ensure your home closes!
And in case you’re wondering, a home inspection costs about $450

Reasons We Loved Living Here!
- The serenity and sense of privacy that the location affords. Without visible evidence of neighbors, the house can feel wonderfully peaceful, a lovely vantage from which to watch the seasons parading by.
The generous living spaces and flow of the floor plan; it provides for easy togetherness yet with a separate office when one needs to be alone for concentration. (In the living room, you can have a (really) big Christmas tree.)
The master bedroom is incredibly spacious and enjoys the best that the house has to offer with its deck and windows to the sanctuary. Spring nights falling asleep to the chorus of peeping frogs.
The renovated bathrooms have been a wonderful upgrade; and kitchen, which has always been a pleasure to work in, is now enhanced by new and refreshed surfaces.
We’ve loved the location, with access to the nearby public library, Woodinville wineries, movie theater, and beautifully upgraded food shopping at Hagens; and in the other direction, the chance to explore the village of Duvall, the Snoqualmie Valley, the Falls, and a short hop to the mountains.
We have had countless summer evenings, dining or entertaining on the deck, grilling and talking long into the night.
Bird watching has been a treat: a great variety of smaller birds that come to the feeders, woodpeckers in the trees, bard owls, wood duck hatchlings in the spring, on and on.
The granite water feature has been a priceless addition, satisfying in its scale and native plantings, bathing the house and deck in a background of fluid sound.
We have an active and cooperative neighborhood association–responsible, minimally restrictive, safety minded, forward looking. Overall the neighborhood has been through a generation of good stewards and is poised to move into the next with dedicated young leadership.
It’s hard to stop at ten things, but we don’t want to leave out the low-maintenance grounds: we love the native plants and have done minimal gardening, chiefly with perennials, on purpose—enough to enjoy working outdoors, but restrained so as to let the beauty of the place speak for itself.
